Kauhale Health has completed the purchase of the former Pines at Bluffton, a vacant and previously delicensed assisted living and memory care property in Bluffton, South Carolina, the Ohio-based company announced Sept. 30, 2026. The acquisition sets the stage for a $5 million redevelopment effort aimed at transforming the shuttered facility into a dedicated memory care community serving the broader Lowcountry region.
The project signals continued investor appetite for specialized senior housing in coastal South Carolina, a market that has seen sustained population growth driven by retirees relocating from higher-cost metro areas. Memory care, which serves residents living with Alzheimer's disease and related dementias, remains one of the most supply-constrained segments of senior living nationally, with demand projected to outpace available beds in many Sun Belt markets.

Kauhale Health, headquartered in Westerville, Ohio, has positioned the redeveloped property under the name Kauhale Bluffton. The company did not disclose a projected completion or opening timeline in its announcement, nor did it detail the total number of units planned for the renovated community.
The Lowcountry area surrounding Bluffton and Hilton Head Island has attracted significant senior housing investment in recent years as the region's older adult population expands. A purpose-built memory care model, distinct from mixed-use assisted living communities, typically features secured environments, structured programming, and staffing ratios calibrated to residents with cognitive impairments.
