Rockpoint Acquires Richmond Trade Center to Grow Industrial Portfolio
Boston-based Rockpoint expands its industrial real estate platform with a new acquisition in Richmond, Va., one of the Southeast's key logistics markets.
Rockpoint, a Boston-based real estate private equity firm, has acquired Richmond Trade Center in Virginia, marking an expansion of its industrial real estate footprint into one of the Southeast's most competitive logistics corridors, the company announced Sept. 28, 2026.
The transaction was executed in partnership with Rockpoint Industrial, the firm's dedicated operating partner for the asset class. The Richmond acquisition adds an institutional-quality industrial campus to Rockpoint's growing portfolio, positioning the firm to capitalize on sustained demand for modern distribution and logistics space across the Mid-Atlantic and Southeast regions.

Richmond has emerged as a strategically significant logistics hub, benefiting from its proximity to major East Coast population centers, Interstate highway access, and port infrastructure. Industrial vacancy rates across the Southeast have remained tight in recent years as e-commerce growth and supply chain restructuring drive occupier demand for well-located warehouse and distribution facilities.
The deal underscores a broader trend among private equity real estate investors who continue to prioritize industrial and logistics assets even as other commercial property sectors face headwinds from elevated interest rates and shifting occupancy patterns. Rockpoint's move signals confidence in the durability of industrial fundamentals in secondary Sun Belt and Mid-Atlantic markets.
